Option B
3rd Party Managed STR

This option still allows for maximum income, but obvious the return is lowered due to paying a 3rd party manager vs yourself.  Still a 5Cap which is STRONG.

Option C
12 Month/Longer Term Lease

I think a shorter-term lease should easily be able to garner $5,500/month based off of available comps.  12-month should be able to get $5,000/month.  That’s a 5.5Cap to 6Cap depending on route.

Would only need to wall in the hallway between the two units and an owner could live in one side, rent the other out, or rent both.
